Version 2026-10-26 · Effective November 6, 2026

Terms of Service

The short version: you get daily public-record probate data for the counties you pay for. You use it for real estate research and respectful outreach, follow the Outreach Code and marketing law, and don't resell it. You can cancel online anytime.

1. The service

ProbateLedger delivers information compiled from public court records and public property records ("Data") for the counties in your plan, usually each morning. Property matches and scores are automated estimates. We don't guarantee that any record is complete, current or correct, or that any lead results in a transaction. Confirm ownership and authority to sell before acting.

2. Subscription, trial, renewal and cancellation

3. Buyer cap and only-subscriber seats

Each county is sold to no more than the number of subscribers shown at checkout (currently 5). Your seat lasts while your subscription stays active. If you cancel, your seat may go to the waitlist.

Only-subscriber seat: $597 per county per month (or 10 times that yearly), available only in a county with no current subscribers, with no trial. While it's active, no one else can subscribe to that county through ProbateLedger. The records themselves are public, and others can still find them elsewhere; the seat means we don't deliver them to anyone else.

4. How you may use the Data

5. Ending your access

We may suspend or end your subscription, without refund, if you break these terms or the Outreach Code, or if we receive credible complaints about your outreach.

6. Data sources and credits

Data comes from official public court and property records. Some sources publish under licenses that require credit; those credits are included with every file you receive, and you must keep them if you share the file within your business.

6a. Mail Autopilot (optional add-on)

If you turn on Mail Autopilot, you ask us to print and mail, under your name and contact details, our standard 5-letter sequence (shown on the sample letters page) to the personal representative, heirs and the estate at the property for each new lead we deliver to you. You are the sender of these letters and confirm the name, phone, email and return address you give us are yours and accurate.

Price: $49 per month, plus letters as they are mailed: $1.49 for each first letter and $1.25 for each follow-up. If all five letters go to one person, that's $6.49. Letters that are cancelled are never billed. You set a monthly cap; once the letters started in a month reach it, new leads that month are not mailed. Autopilot runs only while your county subscription is active and paid, not during a trial.

Letters stop automatically when a recipient asks to stop, when the estate's court case closes, or when you turn Autopilot off. Anyone who asks us or you to stop is added to a do-not-mail list that applies across all ProbateLedger subscribers. In states that require it (for example Georgia), letters carry the required solicitation notice and never name a price. You can cancel Autopilot online at any time; new letters stop right away and the $49 fee is not refunded for the month already started.

7. Disclaimers and limits

The Data is provided "as is". To the extent the law allows, our total liability to you is limited to the fees you paid in the 3 months before the claim. You agree to indemnify ProbateLedger against claims arising from your outreach or your use of the Data.

8. Changes and contact

We'll give you notice before material changes to these terms. ProbateLedger is operated by ProbateLedger.com, P.O. Box 10772, Atlanta, GA 30310. These terms are governed by the laws of the State of Georgia. Questions: support@probateledger.com.
